So I’m sitting here on November 30th, already listening to Christmas songs (yes, and I start even earlier!). I pop into the MLS information to see how many single family homes are available in Walnut Creek right now.
There are 38 homes listed for sale at the time of this writing.
I was surprised to see how many homes are available at this time of the year in Walnut Creek, CA. Typically, it always seems as though things slow down much more. Whenever the holiday season approaches, it seems that the real estate world takes a break until the new year. And typically things don’t really start picking back up again until right after the Super Bowl.
Many Homes Just Waiting To Be Sold ⏳
Another interesting factoid I noticed is that many of the homes for sale right now, have been on the market for quite some time. This tells me that buyer demand has mellowed a bit, which could really help YOU.
A home seller could begin to be frustrated with their home just sitting on the market. Especially with how so many homes the past couple of years would sell immediately and for well above asking price. Which was especially the case in Walnut Creek!
With the homes that have been sitting, you may be able to submit an offer on a home that carries terms and pricing more favorable to you as the buyer.
As the Holidays bring a typical real estate slowdown, there is less competition for you as a buyer. This is helpful in so many ways when looking at a home purchase.
For starters, the level of stress goes way down! Buying a home is stressful enough, the last thing you need is thinking someone else is going to swoop in on a house you want. People have been frustrated when they find a home that their family loves, and they lose out on it because someone comes along and throws crazy money at it, or an investor swoops in with more money and quicker closing terms.
Competition in buying a home has generated those folks out there that may have lost out on maybe 3-6 homes. They’ve written offer after offer, only to get beaten out. So the next home that comes along, the one you are looking at they say “to hell with it!” and throw a ton of silly money at it. Since we are in this holiday season, and many homes (over half) have been on the market for over 3 weeks it is unlikely to see that.
