Do You Want Top Dollar When You Sell Your Home?💰💰💰
If you are going to sell your home, the number one priority will always be to make the most money. It is simply the nature of our being that we seek to capitalize as much as possible.
Considering that we already know you want to make as much money as possible selling your home, this article is to show how you and your realtor can make that happen. The topic of using media to tell a story and sell a home is something our team takes seriously. When we help our clients that are selling a home, we always want to make sure they feel confident in our abilities to execute on the goal.
Using visual media to tell the story of a home and entice home buyers is an art form. It is no longer adequate to simply throw a listing on the MLS with some photos and expect buyers to come knocking. Over 90% of home buyers begin their search online, and it has become increasingly difficult to capture their attention. So many great homes are skipped over by potential home buyers because the listing agent didn’t take the time to properly execute.
Let’s explore how media increases the chances of your home generating higher offers so that you WIN!
Home Photos That Capture Attention 📷
This what you we all call a “Major 🔑.” Earlier I mentioned that over 90% of home buyers begin their search online. Just picture how that looks. They are scrolling Zillow looking at homes as fast as they go through Facebook. What they are looking for is something that catches their eye. The photos that they see need to be magical enough to make them stop and look. Otherwise, your home featuring photos from your Realtor’s cell phone will get looked over. When that happens, less potential buyers become interested. See how it is a numbers game?
We are in an age where everyone has a high definition screen in their pocket. The photography of your home is key to achieving significant results in both price and terms.
Photos aren’t the only media to use when your home is on the market. There are other components that can really make your home stand out from all the rest. Especially if there are multiple homes for sale in your neighborhood.
Rock The World With Amazing Videos 🎥
Any realtor you come into contact with should have a video marketing strategy in place for their listings. It is 2017, and every realtor should market a home as such.
Videos are an incredible storytelling medium that have an incredible power to provoke emotion. Buying a home is not only a financial decision, but an extremely emotional one as well. If your realtor is skilled at crafting a storyline of what it is like to live in that home and community, you’ve hit the jackpot. That realtor knows what it takes to attract the best possible buyers for your home.
Video tours are great, but what about that something extra? It takes more to sell a buyer on living in a particular home. A storyline of life in that home, in that setting, in that town…it’s all right there ready to be told. Think of it as painting the vision of local life, so that a potential buyer can plug themselves and their family right into it.
How Should Videos Look For Luxury Listings?
Real estate marketing videos for your luxury home should simply reflect the keyword, luxury. When it comes to amazing properties, your realtor should be completely on top of selling not only the home, but the lifestyle as well.
As a home seller, you should expect drone/mass landscape video footage. Expect high quality footage of the home itself, as well as footage showcasing the lifestyle. Buyers for these properties are going to want to know all they can about the home and area before they commit more time into looking at it.
Expect your realtor to have a thorough plan for not only the video itself, but how to distribute the video. If you think about it, that could be the most important aspect. The marketing video for your home could feature Meryl Street, but it won’t matter unless people see it. Ask for their comprehensive marketing and social media plan. What is that realtor going to do for you to make sure they home is exposed to the right buyers.
You have every right to feel confident and comfortable with how your Realtor will get the job done.
What You Need To Hear From Your Realtor
As you interview realtors for listing your home, there are a lot of things to keep an ear out for. Some of which can be found in articles we’ve previously done about dominating the sale of your home and how to tell if your realtor is tech-savvy.
What I will focus on here, is what to look for when the realtors you interview talk about their marketing plan.
If there is no mention, be sure to immediately ask about how video incorporates into their marketing plan. If someone chooses to dismiss the notion, or try and explanation that videos don’t help…find someone else (politely of course!).
Once it is established that video is a 🔑 pillar of their marketing strategy, dig a little deeper. Don’t be afraid to ask probing questions like;
- What have you done with video in the past?
- What are your initial thoughts on how to sell my home now that you’ve seen it?
- How does a marketing video of my home, help you sell it?
- Since this helps you look good for future clients, can I expect amazing results from your efforts?
Feel free to probe even further during your conversations with a realtor. As we said above, you have every right to feel comfortable and confident in who is helping you sell your home. Someone can “song and dance,” you all day long, but you need to hear the specifics of how they will do their job.
