Things Look Good!
Our team does a lot of listings in the Springwood area of Concord, CA. It is so great to see how well the market is performing in that area recently. Now that we have dipped into 2016, we thought it would be a good idea to revisit how the neighborhood performed during the (typically slow) last months of 2015. How a neighborhood performs during the slow time of the year, can be a great indicator of how the following Spring will do.
Please note, we are looking primarily in the Springwood/Bishop Estates areas bordered by Bailey Road, Concord Blvd., Denkinger and Clayton Road. Also, this post only includes single-family detached homes.
Shall we take a look at some revealing numbers? Alright then! (Don’t worry, we won’t make it too boring) 😉
Days on Market
First let’s take a look at the days on market statistic. This can be a strong indicator of home demand as it shows how long a home is on the market until goes into contract.
As you can see, there were 13 listings in the Springwood area since November 1, 2015. The average days on market sits at 20 days. Which for November, December and digging into January…that’s a great sign! A few homes went into contract in 1 or 3 days…wow! Those home sellers must be dancing they’re so happy!
That’s a great indicator that home sellers in the neighborhood can expect strong Spring and Summer performances. With other East Bay areas being insanely expensive, homes are performing extremely well in this area of Concord, CA. It also helps this neighborhood is within walking distance to El Dorado Middle School, Concord High School, and Silverwood Elementary is nestled right in the middle.
Now, shall we take a quick look at what homes are selling for in the Springwood area? Well, okay you talked us into it! 😉
List And Sold Prices
I will include another MLS screenshot below that will show you the average list and selling prices for homes in this area of Concord.
As you can see, the average listing price for those 13 listings sits nicely at $561,999. Yet look right below and you’ll see that the average sold price sits even better at $591,000!
And let’s not forget, this is mostly from the months of November and December…the slowest time of the year! We are really excited about what is going to come here in 2016. You’ll be seeing our team in the neighborhood very, very soon!
What We Have Seen In Springwood Lately
With our consistent activity in the neighborhood, we are very in tune with what home buyers are looking for. We use this “pulse” on the market to aid our home selling clients in getting maximum results in the sale of their homes.
We are seeing some listings sit for a bit of time, while others sell quickly. This tells us that home buyers are doing their research on the neighborhood. They are learning the optimum locations and are pouncing on those over homes on cut-through streets, or with higher traffic.
What we are also seeing, is that families know how family-friendly the neighborhood is. With the elementary school at it’s heart, and the community pool…home buyers are aware of how they will fit within the community. Many of the homes have similar, if not identical floor plans that are beneficial for families. While single-story homes do extremely well, one of our most successful listings in the neighborhood last year was two-story! Many of the two-story floor plans have a bedroom and full bathroom downstairs. This has been a huge factor for families that often have their parents/in-laws visit.

The key is, home buyers are smart. They are represented by intelligent real estate agents, and they know what they are looking for.
