We have all heard the stories about how being prepared leads to success. This is true when it comes to selling your home. Even if you are having just a glimmer of thought about selling in 2017, now is the time to start the planning process.
There are two main goals in selling a home:
- Most Lucrative Sale Possible 💰 💰 💰
- Smoothest Sale Possible
You know what’s weird? Those two goals are achieved through preparation. They are achieved by you and your realtor being two steps ahead of the game. They are exceeded by having realistic expectations, and trusting the process that your experienced realtor guides you through.
Hey Quanstroms, Where Do I Start?!
The first thing is figure out what your goals are. What are you hoping to accomplish with your sale? Are you planning to buy a new home before or after? Do you hope to sell and buy quickly enough to move your things just once?
Put your goals to paper!
Download this free PDF, grab a writing utensil and fill it out. We cannot express enough how writing your goals down will help. Once you put your ideas to paper, they become more real. You will have more clarity and something tangible to reference along the way.
Congratulations! You are ready to move forward. 😃
Okay, So Now What?
You need to interview some realtors in your immediate area. And yes, we said “realtors,” as in plural. The interview and selection process is like hiring someone to do a crucial job. Don’t take this lightly, as you need to feel a connection and trust with your Realtor.
One option if you are in the Contra Costa County area, is to call or write our team. Our team has over 20 combined years of real estate experience here in the local area. We are in sync with the pulse of our local real estate market, and can show you how we are well equipped to turn your home sale into a success story. (We use that word “Story,” more as you read on).
We say to get in touch with us directly because you deserve the best service possible. We could have easily put some “auto-home-value-generator,” widget on our website, but there is no way it would be accurate. Zillow, web widgets, and more can’t see your home. They don’t know neighborhood characteristics. They don’t know what draws people to certain areas.
People know these things.
Another reason to do this is because positive outcomes are built from realistic expectations. Our team gives you a straightforward analysis of not only the things that will help your home in the market, but also the things that could present challenges. Don’t worry about challenges, because we will show you how we can overcome them. We will also show you how we stay a couple steps ahead of those challenges to make sure we find you the perfect buyers.
Just ask for some of Steve’s stories, he’s got no end to them! (Trust me on that).
You deserve to know an accurate analysis of the value of your home. Period. You absolutely deserve that.
Okay. Let’s recap what we have discussed so far;
Put your goals to paper. Again, here is the PDF to our goals worksheet.
Research local realtors, and choose a few to interview.
Make your choice of who to work with.
What comes next?
If you chose to work with us, its simple…A Calendar!
Sounds simple right? If your realtor is like our team, a master calendar is made. In the weeks and months leading up to your home hitting the market, a calendar is decorated with key events and checkpoints of the process.
Are there ever changes or updates to the calendar? Yes of course! That shows we are on top of the entire process for you. Even if you are months away from selling, it is our job to make sure that we revisit your home value along the way. As we evaluate, we can pivot any previously made decisions.
Once we start getting close, we schedule the steps that need to be taken. From any contractors, inspectors, painters, and so on…we collect the bids, help you make the decisions, and get everything scheduled.
We put in these checkpoints where we revisit the value of your home as the market progresses, and we leave the selling price decision until the last minute. This is so the decision is made with the most recent real estate information in your area. This is important because we can keep a focus on both yielding the best possible results for you, while remaining competitive in the marketplace to draw the attention of home buyers. The number home search parameter aside from location, is price. We have more to discuss at a later time about pricing and how buyers search.
The Work Begins
Before you know it, the work is underway. Any contractors you decide to employ will get their work done, along with us popping in to check on them frequently. At the very least, we will recommend a pest inspection. It is considered fairly customary in our area that a seller takes this on prior to coming to market. But this is also strategic. With this information available on the MLS to prospective buyers, we know that when offers do come in that they area serious about the property.
It is a goal that once your home is in contract, it is with truly serious buyers who will see the sale through. We don’t want buyers who will suddenly drop off because they discovered some minor repair needed or something like that. That wastes your time, and the home loses market time.
It’s Almost Time!
Before you know it we are approaching the home being for sale. As final work and cleaning is being done, we are hard at work executing the marketing plan for your home.
Once work is completed and the home is clean, it’s time for photo and video content. We hire professionals to come in and take photos, and use an agency to create our print materials. It’s crucial that your home receives the best marketing care possible in order to generate a successful sale.
Homes Are A Treasure Trove Of Stories
The story and characteristics of your home become content that is intentionally designed to attract specific home buyer audiences. With such a deliberate strategy in place, our team consistently sees home sales be successful!
Stories are a crucial element to the marketing of your home that many realtors ignore. And it does NOT matter what condition the home is in.
Luxury homes paint the story of a luxurious, successful lifestyle. A story can portray the home as a place of solitude and deliberate action. A true escape from the stress of work.
“Fixer-Uppers,” are a blank canvas. The story can be how a home transforms. The home can go from a state of near rubble, to a place a buyer would call “home.”
Condos often paint a story of a working professional who lives a social life downtown. They also paint a story of first time buyer who lives in the condo now, but it becomes an investment property later.
It is OUR JOB to tell these stories and invite the home buyers in to make them fall in love. Any realtor can throw the listing on the MLS, and get the home sold with mediocre outcomes. It takes an extra, deliberate effort to yield the best results possible.
The online marketing strategy is a meticulously prepared plan designed to create attractive content, and target specific demographics likely to purchase your home. Putting the story of your home in front of targeted audiences is paramount to a successful sale. From our observations, many realtors have a spray and pray approach to their online marketing. Simply spewing out information and praying someone picks up on it.
You deserve better.
Selling a home that would be a great first purchase for a young family? In accordance with your area, we are going to look at specific age groups, income levels, shopping behavior, if they rent, and more to put your home front and center in their online/social lives. What we mean by this is we run paid marketing campaigns that will actually get placed in the social feeds of possible buyers. We are also not afraid to try new things in any marketing arena. Snapchat filters anyone? 👻
Our goals are aligned with yours. To yield the best result possible in the sale of your home.
