Our Simple & Refined Process
Step 1 is to simply tour your home with you. Walk us through your property for about 10-15 minutes so that we can get a first hand look at what makes your home special. Every home has a unique story to tell, and unique character. By purposefully learning about your home, we are well equipped to market it accurately to target home buyers. We’ll find those characteristics that will make buyers fall in love with your home!
Once you show us around, we get to work creating a home value analysis and marketing plan. Rather than pulling a “Zillow,” and just spitting out a random home value based on the “stats,” of the home. We take a very deliberate approach in researching comparable properties in your area. We go through one by one, can properly make comparisons based on your home’s unique characteristics. One of the most important components of selling your home, is giving it a proper list price from the beginning. Unfortunately it is all too easy to scare of buyers and buyer agents it the home is priced too low or too high. It is also important to note is that we look at all these comparable homes, and can speak to more than just their photos.
In our second meeting, we bring the analysis of your home’s value as well as a detailed marketing plan and calendar. These meetings can range from a half hour to a little over an hour. We love taking the time to sit with you and clearly detail what we think your home should be priced at and WHY. We also enjoy sharing with you the specific strategies we implement to market your home to target buyer audiences to make sure you gain a great sale.
How Do We Market Your Home?
When we have our second meeting with you, we bring in a marketing plan and calendar. The calendar is “rough,” and will be adjusted based upon the things you want to do in preparing your home for sale. But we believe in being completely transparent so that you can feel peace of mind in how we manage the listing. You will always know what we are doing to get you the best sale possible. It also really helps to have a bird’s eye view of the steps taken to prepare your home for market.
As we go over the calendar, we help you identify what preparation projects are worth it and which ones aren’t. The last thing you need to do is spend $20K in a kitchen remodel when it will only pump up your selling price by $10K. That’s not a worthy investment. We want to show you what we believe will be the best route to take in maximizing your take home 💰.
How We Stand Out
Our team’s marketing approach is all about the details. As you interview Realtors for listing your home, you will hear a lot of different things. Our listing clients have told countless stories of their initial interviews with other Realtors and it has shown us just how much our team stands out.
You will hear things about how they will post the listing to their social media channels, so that their “so many,” followers will see it. But what does that do for your sale? The majority of their “followers,” are fellow realtors, loan agents trying to get referrals, and title reps. Those aren’t necessarily buyers for your home!
We also noticed that other Realtors don’t seem to understand the number one component to effective marketing…and that is Storytelling. How is a Realtor going to win the attention of homebuyers if they aren’t sharing a unique story of the home? These days buyers are scrolling listings as if they are on Facebook, only stopping to look at something that truly captures their attention. Our team takes this very seriously. We want to show buyers what it is like to live in the home. The key is to make it easy for the buyer to imagine themselves living there. That creates an emotional attachment, which drives the purchase decision.
What About Social Media?
With Social Media…that’s really become simply a buzzword many Realtors just throw out there.
Social Media won’t “sell,” your home. Our methods of advertising through social media put your home in front of potential buyers and enchant them through storytelling and visual media.
Our strategies include using social media to get the home exposed to a very targeted buyer audience. And we go after that target buyer audience where they spend their time, which is on social media. After really learning about your home we can create a “target buyer,” concept. This is an outline of who the best buyers for your home will be. We take that information and create engaging social media advertisements that target those buyer audiences. The more buyers your home is exposed to, the more offers come. The more offers that come, the higher your selling price. It is still always a numbers game!
