The Parkmead Neighborhood is a fantastic area near downtown Walnut Creek in the 94595 zip code. Right inbetween the Saranap and Tice Valley areas, Parkmead is highly sought after. This is a great neighborhood that includes Parkmead Elementary, so the walking distance is a great benefit for young families. Since October 1, 2014 only 3 homes have been listed in Parkmead. Can you imagine the buyer-demand?! One home listed in October (3 bedroom, 1 bath, 1,096 square feet), and was on the market for only 12 days. It sold for $700,000. A fixer-upper on Magnolia Way was listed in late January and went pending almost right away. That home is very close to Parkmead Elementary, and situated on a hill. Right now as of the day of writing this blog post (February 14, 2015), there is one home active on the market in Parkmead. It is on Poplar Drive, and I am sure it will perform very well. It is not uncommon for listings to perform extremely well in this neighborhood.
The Saranap area is also the “unincorporated area,” of Walnut Creek. Where you get the Sheriff’s Department instead of the Walnut Creek Police Department, and some homes will fall under Lafayette schools. Like Parkmead, the Saranap area is highly desirable. The rural charm is a huge draw, yet you are still very close to town. You just don’t feel like you are within walking distance of Walnut Creek’s downtown. I actually did some growing up in the Saranap area, and I have to say it is one of my favorites. The rustic charm of the neighborhood is a huge draw for me personally, and you really feel like you have escaped the everyday hustle, hurry-up existence. Since October 1st, 8 homes in Saranap have been listed. Of these 8 homes, 4 have closed, 3 are pending and just 1 is active right now (February 14, 2015). Of the 4 homes that closed, 3 of them closed for above-asking price. I am very curious to see how the currently pending homes performed in that regard. We will know once they close! Right by Parkmead and Saranap, Tice Valley is another amazing area in Walnut Creek. Continuing the trend of rural charm, Tice Valley is highly sought-after as well. If there are homes for sale in Tice Valley, rest assured agents are all over them for their buyers. The Tice Valley Neighborhood has been very quiet the past few months. Since October 1st, 2014, only 3 homes have come to market. 1 of which is active right now on Tice Valley Boulevard. The other two went into contract after 8 and 5 days…WOW! Walnut Heights in Walnut Creek is a neighborhood that is over on the east side of the 680. Since October 1st, 2014, 14 homes have been listed in the area. A little more active than the neighborhoods listed above, but still very mild activity. There are only 4 that are active right now. Many that have sold in the past few months, did go up and over asking. Always great news for sellers! When there are homes for sale in Northgate, Walnut Creek area, people take notice. This is an often sought neighborhood a little more inland from the 680. Since October 1st, 2014 there have been 11 homes to come on the market. 3 of those 11 are active right now (two of which have been on the market 3 or less days). When homes in Northgate are for sale, there is always a buzz around them as realtors are moving to get their buyers in a competitive position. One of my favorite functions is that it is VERY easy to search a very specific, defined area. On the left side of the map is a polygon icon (you click that first). Click somewhere on the map, and then click at other points to complete your polygon. Once your box is made, hit the “refresh” button, and you will see only the listings within that polygon.
