Walnut Creek Real Estate Is Hot! ?
In case you haven’t noticed over the last couple years, home values have been on the rise. This is absolutely the case in the town of Walnut Creek, CA.
It really became obvious at the beginning of 2013, as the early part of the year received a massive caffeinated jolt in the form of way more home buyers than homes available. Just about every single (rare) listing in Walnut Creek was receiving multiple offers, driving the selling price the roof! (See what I did there?)

Saranap Real Estate in Walnut Creek
Saranap is an unincorporated area of Walnut Creek, and is widely known as a desirable area to live. Close to downtown Walnut Creek, as well as the major commute paths, it’s no surprise that home buyers feverishly attack homes for sale in this area.
The rustic charm of Saranap has long been a draw for families that love the geographic location of Walnut Creek, yet seek a quieter neighborhood setting to raise their family. Country lanes, friendly neighbors, and distant sounds of children playing (yes some do still play outside!) perfectly describe Saranap.
For the sake of the data we pulled, we looked at the 94595 zip code. Many consider this zip code to be the home of Saranap, Parkmead, and Tice Valley in terms of Walnut Creek neighborhoods.
Since the start of 2016, there have been 51 listings in the 94595 zip code of Walnut Creek. 34 of those homes have sold as of the writing of this article on July 20, 2016 (almost July 21st! ?). Take a look at the graphic below…
The average home in the Saranap area listed for $1.12 million dollars. The average selling price for these homes is north of that at $1.18 million dollars…WOW!

Northgate Real Estate in Walnut Creek
Northgate is another long known, and desired neighborhood in Walnut Creek. Essentially at the opposite end of town from Saranap, Northgate features some wider streets and often larger homes. Larger families are often found in this area, seeking the space to accommodate their needs.
Northgate is in the 94598 zip code of Walnut Creek, so that is the data we pulled for this section of the post. Since the start of 2016, there have been 178 listings in Northgate. At the time of this writing, 119 of those have closed. The remaining are either active or pending (waiting to close). Check out the graphic below for the list price and sold price averages…

Walnut Heights Real Estate in Walnut Creek
Walnut Heights is another fantastic area of town that home buyers seem to go nuts for. This neighborhood is toward the south end of town, with reasonable access to the 680, as well as downtown. Don’t forget, you are right there by the wonderful Shell Ridge Open Space…views and hills abound.
Since the start of 2016, there have been 29 listings in this subdivision. And again, homes hear are selling at prices of 7 figures. Check out the graphic below…
The average listing price, and selling price are neck and neck. Another fantastic indicator that home buyers desire this area.
