It’s true. Great Photos Help Sell Your Home
We live in a digital age. Smartphones and tablets rule the hands and attention of potential home-buyers. Their gadgets are the gateway into searching for their next home. Home-buyers are window shopping late at night, and the windows used are the screens on their gizmos.
It really is a phenomenon that makes things very convenient for home-buyers wanting to look at properties!
There is a catch!
With such powerful technology and speed at their fingertips, what are the chances a potential home-buyer just breezes right by your home and moves on to looking at the next? If the photos aren’t spectacular, chances are that a potential buyer just skips right by your home.
Ok, so I think I have made the point that photos are important. Let’s go ahead and discuss some reasons as to why they are so important for selling your home.
It takes a lot to catch someone’s attention online. All we do as a human race now is quickly scroll through websites and social networking feeds. Only taking a momentary pause if something catches our attention. It’s that stimulation you want the photos of your home to cause. Whether people are searching listings here on SteveQuanstromGroup.com, or on Zillow or wherever… The first thing they look at is the photo of the home. If their interest isn’t caught, they move on.
The WOW! factor is incredibly important. When you are selling your home, the goal is to get the best sale possible. To achieve your goals, it really becomes a numbers game. The more people that the home is exposed to means more people will have interest. The more people that have interest translates to more potential offers. High quality photos of your home are crucial. Generally, your real estate agent walking through your home with their digital camera or two-year-old iPhone aren’t going to get the job done. This is why we always bring in a professional photographer on our listings. Our job is to maximize the exposure of your home and find a buyer. We take that very seriously, so we bring in a professional to get those photos that WOW!
Not every buyer is going to have the “vision,” to really see themselves in your home. This is another reason that photos are so important. With photos of all the rooms and yard online, home-buyers are able to get a clearer picture of what it is like to live there. They want to see a home that they can picture themselves in. And often, they need help to see it! Quality photographs of the home will go a long way.
While staging can play a huge role it is not the end-all. Even if you have moved out and the home is empty, you want to present it in the best light and show the space.
The photos are the mechanisms that draw the potential home buyers to learn more about your home. Some home buyers will plug criteria into search results like “3 Bedrooms, 2 baths” etc… But the photos are what get them to the details of your home.
This is what makes high quality photos of your home that much more important. Remember above when I said how home-buyers will scroll through homes as fast as scrolling through facebook? That is AFTER they plug in the criteria that is important to them on the search page. This means your home could be a perfect match for many buyers, but unless their attention is caught…nothing will happen.
Steve and Matt…How Do We Get Great Listing Photos of Our Home?
Fantastic Question! There are some key basics that will help create some great listing photos. Whether you are local and working with us, or another agent you will have help. As I mentioned above, we always bring in a professional photographer.
Here are 6 tips for how you can prepare your home for photos:
- Declutter! Minimize clutter in the rooms of your home. Try to minimize the amount of clutter on any shelves as well.
- Reposition any furniture (whether yours or staged) to help showcase the “space” of the rooms. Accentuate the amount of space and room your home offers.
- Remove window screens and clean the windows. You want to get as much natural light in while photos are being taken. Light and bright!
- Before photos are taken, turn on lights all throughout the home. In living rooms, side table lamps are great. Your photographer may adjust, but likely he/she will appreciate the lights being on.
- Stage the dining/eating tables. A stager can help with this, but it presents a nice vision for home buyers.
- Make sure your front and back yards are presentable. If you have lawns, healthy and green are the way to go! Clear out clutter here as well.
Those are 6 tips that can help lead your way to amazing photos of your home. Remember that clutter should be removed, and the rooms should all look as light and bright as possible!
