How Does The Danville Real Estate Market Look?
We are in the midst of providing a lot of these updates for our local communities in Contra Costa. Now we have our report on the Danville real estate market, and it’s performance so far in 2016. If you are curious, we have these updates for Walnut Creek and Alamo already!
This is a post that will take a look at how the Danville market is performing with listings that came to market between January 1st, 2016 and today, March 8, 2016. More specifically, we will be looking at standard single-family homes in this data.
Danville is an extremely hot market in Contra Costa, with many home buyers specifically targeting homes with a Danville address. The ultra charming west side Danville area is a huge attraction for buyers that want that country feel without going out to the middle of nowhere.
What Is The Danville Real Estate Market Doing?
Since January 1st, 2016 there have been 108 listings that have come on the market. Only 3 of which have been withdrawn. So let’s take a look at some more specifics!
At the time of writing this post, 20 homes have already closed and are officially sold. What is even more astonishing, there are 45 homes in contract, just waiting to close. At this moment, 38 homes are active and just waiting to be sold.
How Much Are Homes In Danville Selling For?
Let’s take a look at a couple figures regarding the price of Danville homes. Of these 108 listings since January 1st, 2016, the average list price is $1,398,120. I would say…yes, Danville homes do quite well when they hit the market! The average “sold” price for the homes that have closed, comes in nicely at $1,132,399. Out of the 20 homes that have already sold, 15 of them sold at or above the asking price! WOW! Talk about high caliber real estate performance!
How Quick Do Homes In Danville Sell?
This is a fantastic point to look at when seeing how an area is performing. The “days on market” give a fantastic indication as to whether buyers are aggressively house hunting in an area. Danville, is no exception!
Of the 20 homes that have already sold, 18 of them went into contract in 10 days or less. While none of them lasted longer than 20 days. This is an incredible display of how much buyers want into the Danville area. With the 45 homes currently in contract, 34 went pending in 10 days or less.
Get the idea yet? Home buyers want a Danville, CA home! What is fantastic, is that home sellers are getting amazing prices, quick timelines, and favorable offer conditions suited to their needs. Home buyers are looking for any way they can be to competitive in today’s market, which is simply a huge benefit to sellers.
