Concord Neighborhood Seeing Results
One of our favorite neighborhoods in Concord has been yielding excellent results for home sellers this year. Throughout the last two days, I ventured out to personally drop a market update postcard (with a complimentary notepad) at 400 homes.
After walking over 17 miles and 38,000 steps (thanks FitBit!) I thought it would be great to share what’s going on in that neighborhood with everyone. As it turns out, many areas within Contra Costa County are seeing similar results!
On this update postcard, we included details on 7 recent listings in the neighborhood surrounding Mountain View Elementary School. 5 of those 7 homes have sold, and the results for the sellers have been stellar! Let’s review:
4653 Benbow Court, Concord listed at $465,000 and sold for $475,000.
4237 Wilson Lane, Concord listed at $535,000 and sold for $537,000.
4637 Candlewood Court, Concord listed at $599,000 and sold for $625,000. This was listed by our team, and garnered wonderful results! The quote on the postcard is from our seller.
4619 Stillwater Court, Concord listed at $599,000 and sold for $610,000.
1561 Glazier Court, Concord listed at $468,000 and sold for $492,700.
What This Means…
So what does that information tell us? That the neighborhood is on fire and home buyers are going after it! This area in Concord is great for families looking for their first or second home. The neighborhood is filled with great family homes, and at the heart is Mountain View Elementary School.
As you can see, each of the sold homes closed for a price above what it listed for. This has been fairly common in this area of Concord (which is boxed by Clayton Road, Bailey Road, Denkinger and Concord Boulevard) over the past couple of years. There could be various factors involved, but the main element at play is that home buyers like the area. Simply put, homes are sought after and are getting significant competition.
