Concord Neighborhood Lighting Real Estate Up!
Our team has been very active in a Concord neighborhood called, “Springwood,” over the last few years. This includes into the neighboring area of “Bishop Estates,” as well.
Since we spend a lot of time here, and have more listings coming soon (including on Baywood Drive), we thought we would share how the real estate market is doing.
This area of Concord, CA is known and desired by home buyers. Over recent years, many original owners are moving out as younger families come in to start their own tenure in the Springwood neighborhood. With prices surging to astronomical heights in The City and in Oakland, it isn’t too surprising to see some high buyer demand in this area. Price per square foot here is lower than the closer in communities of Walnut Creek and Lafayette, and it is still close to major commute routes and points of access.
This area also offers close proximity to multiple elementary schools (Mountain View Elementary and Silverwood Elementary), and is even walkable for kids to get to El Dorado Middle School and Concord High School. That seems to be a huge factor for parents in their home buying decision making. Which makes the Springwood neighborhood, a hot place for home sellers.
The photo below depicts that exact area we ran our search for listing data to include in this post. As you can see, we are getting very hyperlocal to this specific area. We want to make sure that if you are a homeowner here, or are house hunting here that you get the absolutely most relevant data possible.
The area highlighted is the primary part of the neighborhood that our team actively works. A few of these listings this year have been ours, and we are looking forward to the ones coming up! It will be exciting to see how they perform!
Springwood, Concord Area Real Estate Data
What you see in the above photo, is that so far in 2016 there have been 20 listings that have come to market. For a highly specific and small area of Concord, this is pretty significant activity. A slight increase in inventory over previous years which helps with buyer demand, yet buyer demand is still going strong.
13 of these 20 listings so far this year have finalized and closed. What’s more awesome (for home owners) is that 9 of those 13 that have closed, sold for the asking price or HIGHER! Right now, there are three active listings in the neighborhood. 4354 Satinwood Drive, 4219 Woodland Drive, and 4249 Westwood Court. These are going to fun to watch! I wouldn’t be surprised to see open houses be buzzing for these three.
Three other homes in the neighborhood are now off the market, and are in a pending status. That means they have “sold,” but the deal has not yet been finalized. From what we can see in the MLS, they are likely to close soon unless something changes that.

But Zillow Says…
Let’s make a quick note about one of our listings in the neighborhood this year. We represented the seller in the spring for 4254 Satinwood Drive, Concord, CA. The home is located on a nice street, plenty of sunshine, yet the home had some cosmetic work needed. Borderline fixer, but it wasn’t going to have any problem selling.
At the time, Zillow showed their “Zestimate,” as the home being worth around $460k-$480k. Well, it was on the market only 6 days and it sold for $527,000.
I mean…really zillow??? That’s pretty off…
