We are coming off of a great 2014 for Walnut Creek home sellers, and our team expects the trend to continue. The average sold price for a single-family home in Walnut Creek increased significantly from 2013 to 2014. This is of course, fantastic news for homeowners that are considering putting their home on the market.
Let’s have a look at why 2015 is going to be a great year for selling your home in the Walnut Creek and surrounding areas.
1. Home Values Have Been Increasing
Year over year, home values have been increasing in our area. As we mentioned in our article about Walnut Creek in 2014, the average sold price has increased significantly. To put it simply, Walnut Creek homes are very desirable!
2. Interest Rates Continue To Be Low
Interest rates have been staying on the lower side as of late, which is helping buyers stay in the market. With Walnut Creek real estate being so desirable, homebuyers are pushing forward with their efforts. Interest rates may start to go up as the year goes on, so if you are considering selling…the sooner you look into it the better. Things can get pretty feverish right after the Super Bowl!
3. Walnut Creek Schools Continue To Draw Strong Interest
This is nothing new, as the schools in the area perform very well. This is considered a top priority for homebuyers in the Walnut Creek area. This is especially true in certain neighborhoods like Parkmead and Saranap. You can find more information on Walnut Creek Schools here: http://stevequanstromgroup.com/walnut-creek-schools/
4. San Francisco Rents Are Just…Crazy!
The startup and tech company world in the city is booming. More and more people are getting fed up with the cost of housing. This is causing more and more people to start looking outside the city, as they would prefer the quality of life and take on the commute. With rent costs in the city so high, more and more people and families are looking to own property inland. Especially in an area like Walnut Creek and the rest of Contra Costa County.

5. Affordability & Availability Compared to Lamorinda
Coming in from the City, the Lamorinda (Lafayette, Moraga, Orinda) comes first before getting to the Walnut Creek area. Typically, home prices are more expensive in the Lamorinda area. Also, the home inventory can often be much more scarce. At the time of this writing, there are 26 active listings in Walnut Creek (single-family detached homes). Lafayette has 12. Moraga comes in at 6. And Orinda is at 15. Each of those towns are experiencing significantly lower inventory.
6. Buyer Demand In 2015 Is Already Crazy!
It’s true, the buyers are out there and pursuing homes in Walnut Creek. We toured a small, cozy home in the Saranap area of Walnut Creek the other day. It is common to see other realtor business cards on the counter so that the listing agent can gauge interest and contact those agents if the buyers they represent have interest. This small, and cozy Saranap home must have had over 80 business cards on the kitchen counter! WOW! This home just came on the market recently, and has generated an incredible amount of buzz already.
7. Multiple Offer Scenarios Are Still Happening
Multiple offers on a desirable home are still incredibly common. When this happens, the selling price of the home ultimately goes up. Can you say…YAY! 🙂 What encourages a multiple offer scenario is not only the desirability of the home, but also pricing it correctly from the beginning. There can be a lot of elements to over or under pricing a home!
Wrap Up & Free Offer For You
We anticipate 2015 to be another great year for Walnut Creek home sellers. The combination of our area being incredibly desirable with feverish buyer demand makes for excellent results. Higher selling prices and quicker closings with a quick market time are typically ideal for home sellers!
